How many ADUs can you build

A typical single-family lot allows one ADU plus one Junior ADU inside the existing home. ADUs are permitted in Vista's R-1, R-1-B, E-1, A-1, and O-R zones and anywhere single-family homes are allowed by right.

Size and height

Detached ADUs go up to 1,200 sq ft. Attached ADUs are capped at the lesser of half the main home's floor area or 1,200 sq ft, and state law guarantees at least 800 sq ft either way.

Setbacks and placement

Four feet from side and rear lines, and detached ADUs need 5 feet of eave-to-eave separation from the main house. Conversions of existing space are exempt from the separation rule.
